If you’ve driven along Carbonton Road any time in the last year or so, you’ve probably noticed the new road cut to the south near where it intersects with Sunset Drive, as well as the beautiful model home on the corner.

While only that model home and one other unit are complete, and a handful of others are under construction, Sanford’s newest neighborhood – dubbed Rosemont as a something of a nod to the nearby Rosemount-McIver Historic District – will eventually contain 20 single level homes aimed at the 55-plus community ranging from 2,119 to 2,700 square feet.

Seven of them are already under contract

The Rosemont neighborhood is a developed by George R. Perkins III and T.L. Stewart Builders. Stewart also developed the Hampton Ponds neighborhood off Wilkins Drive in the 1990s, as well as Carter’s Grove, Brighton Park, and Carbonton Cove. The companies acquired much of the 11 acres off Carbonton Road for Rosemont in recent years and has been formally “introducing” the neighborhood since late 2018, when a number of open houses at the model home drew dozens of people. Another open house is set for Sunday, Feb. 3 from 1 to 4 p.m.

“Distinctive living in the heart of North Carolina” is the development’s tagline, and the homes are being sold based – in addition to buyers being able to choose from a number of floor plans and virtually limitless options for customization – on their proximity to a number of amenities, including Central Carolina Hospital and other medical facilities, the Ingram Family YMCA, Sanford’s Greenway Trail, downtown Sanford, and even U.S. 1. The neighborhood will have curb, gutter and sidewalks, a homeowner’s association which will provide landscaping services to all residents, and the homes will all have access to natural gas.
