FIRST LOOK: The Lutterloh offers upscale downtown living

Downtown Sanford’s Lutterloh Building – located at the intersection of Chatham and McIver streets – held a post-construction open house Tuesday evening, showcasing the six available-for-rent apartment units at the newly-renovated historic building.

We featured the building’s sale in April of 2017 and again in August of that year, when owners April and David Montgomery held a pre-construction event at the building (see the “before” photos from a year and a half ago here).

Built in 1908 as a medical practice for Dr. I.H. Lutterloh (he first opened in 1893 at another nearby location), the building has served over the years as a bank, a pharmacy and even a hotel. While it hosted a couple of businesses until the Montgomerys’ purchase in 2017, much of the building had fallen into disrepair or was being used for storage.

The Mongtomerys tell the Rant that the six apartment units on the top floor are available for rent now, while a mid-level unit that will serve as an Airbnb rental is already booked for several months. Meanwhile, April Montgomery’s business REAP, a renewable energy and redevelopment consulting firm, has plans to move into office spaces on the building’s backside. Phase two of the project will entail making retail spaces available on the building’s Chatham Street-facing side, and there’s even potential for development of the building’s basement.
