A major commercial development that would include a grocery store, new restaurants and more has been proposed next to the Galvin’s Ridge subdivision along U.S. 1 and Colon Road.

The Sanford-Lee County Planning Department’s Technical Review Committee will consider the proposal – along with proposals for four new housing developments totaling nearly 1,400 new homes throughout the county – at its meeting on February 27. The TRC is comprised of local officials from various city and county government entities and meets monthly to review commercial projects and major subdivisions for compliance with the codes and policies of various local departments. The committee makes no guarantee that projects submitted for review will be developed — only that they fall under compliance.

The Galvin’s Ridge Commercial project if developed would sit on just shy of 14 acres adjacent to the 1,000 home subdivision with the same name and include a 46,000-plus square foot grocery store, another 12,600 square foot retailer, a sit down restaurant and two fast food restaurants, a convenience store, office space, and four more outparcels. Entrance to the development would be from Colon Road opposite the entrance to the Central Carolina Enterprise Park. The names of the potential retailers and restaurants aren’t included in the submitted plans.

The plan is actually a proposal to amend the existing site plan, which already calls for a commercial development. The amendment would require a rezoning by the Sanford City Council and allow for the additional outparcels.

The largest of the proposed housing developments on the February 27 agenda is the Vermillion subdivision on 480-plus acres straddling the north and south sides of Riddle Road in the Colon area of Lee County. Vermillion if developed would consist of 406 townhomes, 436 detached single family homes on small (40×150-square foot or 50×150-squre foot) lots, and 377 detached single family homes on medium (60×150-square foot) lots – 1,219 homes total.

The proposal calls for the project to be completed in three phases. The first phase would be entirely on the southern side of Riddle Road and include 455 of the homes.

Another townhome project, Pathway Towns, is a 93 unit proposal that would sit on just shy of 14 acres at the end of Pathway Drive off Burns Drive. The average lot size would be 2,083 square feet.

The St. Andrews Church Road subdivision would, if developed, consist of 29 detached single family homes on 21-plus acres off St. Andrew Church Road just south of Carson Drive. The homes would sit on minimum 20,000 square foot lots.

The TRC will also consider a revision to a preliminary plat plan for Amberwood Townes at the intersection of Burns Drive and Friars Drive off Hawkins Avenue. The prior plan called for 40 townhomes on seven-plus acres; the revised plan increases that to 44.

Finally, the TRC agenda includes a 10,000 square foot office building on 1.35 acres along Wayne Street off Hawkins Avenue.
