
The Sanford-Lee County Planning Department’s Technical Review Committee will consider a proposal in December to place two soccer fields at Henley and Center Church roads adjacent to Tramway Elementary School.
The proposed fields would be part of the Triangle-based Trinity Soccer Academy, a faith based member of the North Carolina Youth Sports Association. Trinity has facilities in Raleigh, Apex and Holly Springs. Paperwork submitted with the TRC indicates the fields and associated parking would use about 6.7 acres of the 33-plus acre site, with potential for expansion phases in the future.

The Technical Review Committee is comprised of local officials from various city and county government entities representing Sanford, Lee County and Broadway. The committee meets monthly to review commercial projects and major subdivisions for compliance with the codes and policies of various local departments. Committee members make no guarantee that the projects submitted for review will be developed ā only that they fall under compliance.
Also on the agenda for December is a 133 lot housing subdivision on 58-plus acres at the intersection of Petty and Carbonton Roads. The homes would have an average lot size of just under 10,000 square feet. View the full proposal here.

Finally, the committee will consider a proposal to place a 10,640 square foot Dollar General Store at 1136 Broadway Road in Sanford. The land is currently an empty lot adjacent to the entrance to the Core Mark distribution center.

Why? Soccer fields? I thought we approved the multi sports complex? Why do we now need to spend more money on soccer fields?

There is a real public policy question here since this is a non-taxable entity going into business against the County’s Recreation Department. This is a potentially high tax dollar property that could be worth a $100,000,000 if commercially or residentially developed. When “non-profits” go into business against private business or government it needs to be regulated. It’s no different than allowing churches to be built on commercial property. If this is going to happen the City and County need to get something out of it like a traffic circulation or parking pattern that helps the Elementary School.

Nooo ! There is enough traffic in Tramway , new apts, a new Sheetz being built, Center Church Rd needs to be an 4 lane with 1 lane for school traffic only , or a traffic light, I’ve seen parents leaving the school not pay attention to the Deputy directing traffic !
A street crossing across Raccoon Creek to Pendergrass Road should be the objective. This property can be used in part for a road that goes behind Ryder Downs out to Pendergrass. This would address some of the circulation problems in the area.
