Sanford may soon have a Chipotle location, according to an agenda for a meeting of the Sanford-Lee County Planning Department’s Technical Review Committee.
The committee, which considers all proposals for new development in Sanford and Lee County, will review a plan to build a Chipotle store at N.C. 87 between the Lidl and Harbor Freight stores at its meeting on April 24.
The proposed Chipotle store would be a 2,325 square foot building on .88 acres, to be developed by Charlotte-based Durban Development. The site is adjacent to a 180-unit apartment complex which recently began construction.

Chipotle was founded in Denver, Colorado in 1993 and boasts more than 3,500 U.S. and international locations.
The TRC’s April agenda also includes three new subdivisions totaling 229 units.
The largest of the three proposals, Porter’s Landing, would be at the intersection of Main Street and Lemon Springs Road, with Frazier Drive and Kendale Drive bounding the property to the south and east. Porter’s Landing would include 153 units – a mix of single family and multifamily homes – on 34.06 acres, as well as amenities like a clubhouse, pool, walking trails, and even commercial space.
Porter’s Landing has come before the TRC before; an earlier version of the proposal appeared before the committee in February 2023.

Another proposal, Lemon Springs Estates, would feature 35 single family homes on 14 acres along Lemon Springs Drive near the intersection with Glendale Circle – less than a mile from the Porter’s Landing proposal. The TRC application notes that the proposal is a revision of a previously approved plan for 28 single family homes. The seven homes added in the new proposal would sit on a plot adjacent to the original plan.

A third proposal, Cox Maddox Townhomes, would consist of 41 townhomes on 8.37 acres along Cox Maddox Road near the U.S. 421 bypass. 14 of the lots would be 2,400 square feet, while another 27 would be 2,000 square feet.

The TRC agenda for April also shows a proposal for an 80,100 square foot warehouse with office space on Deep River Road near the Wake Stone Quarry.
The TRC is comprised of local officials from various city and county government entities and meets monthly to review commercial projects and major subdivisions for compliance with the codes and policies of various local departments. TRC approval of a project – or even submission of a proposal for consideration – is not a concrete indicator that the project will happen; the TRC only looks at whether proposals meet city, county and state requirements.

Why doesn’t Sanford approve something useful like a Target or a Publix? I am tired of vape shops,fast food restaurants,and oil change places. That’s why I don’t spend my money in Sanford, there’s nothing there worth my money.
Things have to be proposed before they can be approved.

Sanford is growing. And is strategically placed between Apex and Pinehurst and Fayetteville. Upscale will get here when the store management thinks they can make enough money by making the investment.

I had heard that Target and Harris Teeter were interested in river birch if they can get tax incentives. Any information on that?

Sanford is structurally caught between Southern Pines/Pinehurst and Apex when it comes to national commercial investment. Sanford needs at least 10 more years and 20K more people in the city limits to compete with the commercial development node in Pittsboro and Chatham Park,
I would like to see more Restaurants come in instead of all these fast food places. The majority of what we now have is either Mexican or Chinese or Hamburger places. How about some nice seafood places or Italian or steak houses.
I count 2 Italian, 1 seafood and 2 steak houses. One Tai. Lots of Mexican or tex/mex.
I recall 2 attempts at upscale, both financial failures, both years ago.
We gotta support them more than once or twice a year.
With Southern Pines and Apex only 30 minutes away, it will be difficult for an upscale Sanford place to make it. The Meat and Cleaver is the best example. Spatial isolation and good food and hard work made it thrive, but once people could more easily get to Southern Pines and Raleigh/Cary, she lost business.
Why don’t you put government jobs or private industry jobs so that people can have good employment. People don’t want to do fast food jobs and retail jobs the rest of their lives, give them something they can retire on.
